What we look for
What a listing cannot tell you.
Bedrooms and land size are the easy part. The harder question is whether a house holds the life you want to live inside it, and whether it still will in years to come. If you are buying to hold rather than to live in, it is the same question asked differently: who else will want this, and for how long.
What it means for you
We are engaged by you and paid by you alone. We take nothing from agents or sellers, which is exactly what keeps the advice clean. Everything is set out plainly in writing before we begin.

Questions
Two parts. An engagement fee to begin, which is what puts us to work on your search, and then a percentage of the purchase price plus GST once we have bought it. The percentage is the same whichever service you engage us for. We will give you both numbers on the first call, once we know what you are asking us to do, and whatever they are, they are agreed in writing before anything begins with nothing added later.
Ten weeks on average from brief to contract, though it depends entirely on the brief. Some take five weeks, some take considerably longer, and we would rather take the time than buy you the wrong house.
Then we keep going. There is no set finish line and no pressure from us to settle for something that is not right.
We buy across inner city Brisbane and the bayside. If your search sits just outside that, have a conversation with us and we will tell you honestly whether we are the right fit.
No. If a new enquiry overlaps with a client we are already working for, we say so at the outset and turn it down. You are never bidding against someone we also represent.
